The brief
Shared space, not a living room
Build-to-rent and apartment amenity looks residential and is used commercially. That gap is where most amenity furniture fails.
A residents' lounge sofa carries the traffic of a hotel lobby with the appearance of a home. Co-working amenity needs real task seating and real power, not dining chairs at a share table. Rooftop furniture faces sun, salt and wind all year.
We specify amenity furniture for build-to-rent, apartment common areas and residents' co-working, to commercial duty in finishes that still feel domestic.
What we supply
Lobby, lounge, rooftop (08)
Commercial duty under a domestic surface, so amenity spaces still look new at the end of the defects period.

What shapes the schedule
Four things that decide an amenity order
Where residential amenity differs from a private residence, and from a workplace.
Shared, not domestic
Residential-grade furniture in a shared lounge fails inside a year. The look can be domestic, the construction cannot be.
Co-working that works
Residents working from amenity need task chairs, desk height, power and some acoustic separation, not a long table and stools.
Rooftop exposure
Sun, salt and wind. Material, fixing and fade warranty decide whether the terrace is refurnished in year two.
Replacement and strata
Amenity furniture gets replaced piecemeal by a building manager years later. Ranges that stay available are worth more than the cheapest option.
