The brief
Furnished for how the floor is actually used
An office is no longer rows of desks. It is a set of settings, and the ratio between them is the decision that makes or breaks the floor.
Assigned desks, shared benches, focus booths, two-person rooms, project tables, quiet lounge. Each one has a different occupancy, a different acoustic requirement and a different lead time, and they all have to arrive in the right sequence.
We specify the whole set together, so the seating, the tables and the acoustic elements read as one scheme rather than six separate orders.

What shapes the schedule
Four things that decide a workplace order
The questions that come up on every workplace fitout, and the ones worth settling before the schedule is issued.
Settings ratio
How many desks, booths, rooms and lounge seats. Get this wrong and the floor is either empty or unusable, whatever the furniture costs.
Acoustics
Open plan needs absorption, not just enclosure. Booths, screens, ceiling and soft seating all carry part of the load, and they are rated differently.
Adjustment and compliance
Seat height and depth ranges, sit-stand stroke and load, and the clearances that keep a layout usable for everyone on the floor.
Lead time and staging
Made-to-order European seating and locally built desking do not arrive together. The programme has to account for both.
